The Passage of Time.
Every site is unique, but establishing realistic expectations upfront is the hallmark of a professional builder. Here are indicative durations for typical architectural and commercial builds.

Payments are tied to defined construction stages and set out in your contract. The split below is indicative — your contract governs the exact stages and amounts. You only pay for progress that has been completed on-site.

Deposit
Secures your build slot and covers initial administrative, engineering, and permit application costs.
Base / Slab
Site preparation, underground services, and pouring of the concrete slab or base structure.
Frame
Erection of wall frames, structural steel, and roof trusses. The skeleton of the building is complete.
Lock-Up
Roofing, external masonry/cladding, windows, and external doors are installed. The building is watertight.
Fixing
Internal cladding (plasterboard), architraves, skirting, internal doors, and cabinetry installation.
Completion
Painting, flooring, electrical and plumbing fit-offs, final detailing, and handover.
What drives the
Schedule?
Transparency means discussing the variables. While we fiercely defend the program, certain external factors can influence completion dates. We manage these proactively to minimize impact.
Council & Authority Approvals
Town planning, building permits, and utility company approvals can vary significantly by municipality.
Weather Conditions
Extreme rain, heat, or high winds can halt external works and concrete pours for safety and quality reasons.
Client Variations
Changes made after contract signing may require re-engineering, new permits, or extended material lead times.
Supply Chain & Materials
Bespoke architectural finishes, imported stone, and custom glazing require extended procurement forecasting.
Defending the Program.
A schedule is only as good as its management. Here is how RAVCON ensures momentum is maintained from site cut to handover.
Proactive Procurement
We order long-lead items (steel, windows, custom joinery) weeks or months in advance to ensure they arrive exactly when the site is ready for them.
Elite Trade Network
We utilize a loyal, vetted network of trades who prioritize RAVCON sites. We don't wait for availability; our trades mobilize when scheduled.
Relentless Communication
Fortnightly site meetings and weekly status reports mean you are never guessing. A dedicated project manager provides a single point of truth.
